ACCESS STATEMENT FOR DERBY HOUSE BED & BREAKFAST
Introduction
Our home is set in the beautiful south Derbyshire village of Ticknall and offers two guest rooms. The house is over 200 years old and is grade 2 listed. Whilst we aim to meet the needs of all our guests, there are some features which might make access difficult for people with limited mobility. We apologise for this and hope you understand. The guest rooms are on the second floor accessed by two flights of stairs and there are small steps into the house and breakfast room.

- The local bus service from Derby to Swadlincote runs through Ticknall hourly and the nearest bus stop is approximately 200 metres away.
- East Midlands Airport is 8 miles away and guest pick up can be organised by prior arrangement or we can provide local taxi contact details.
- The village shop is approximately 800 metres away and sells newspapers/magazines, confectionery, cards and groceries.
• We have a dog and regret we are unable to accept guest dogs.
Arrival & Car Parking Facilities
- Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
- To ensure your accommodation is ready we ask that guests do not normally arrive before 4pm. An earlier arrival may however be possible by prior arrangement.
- We are situated on the main road through Ticknall.
- Parking is on a level gravelled drive through the gateway at the front of the house, please park to the right hand side of the drive in front of the garage doors.
- We can assist guests with luggage.
Main Entrance
- The front door has one step 10cm high and is 95cm wide.
- Please knock on arrival.
- The hallway has a stone floor with a small rug just inside the door.
Hall, Stairs & Landings
- The stairs lead directly off the hall and are carpeted and have a handrail.
- The guest rooms are situated on the second floor – 32 steps.
Breakfast Room
- The breakfast room is situated to the right as you come down the stairs and has a wooden floor with a large rug under the dining table.
- There is a small 6cm step down into the room.
- There is only one table which all guests share, if you would prefer to dine alone at breakfast, not with the other guests and can be flexible about the time you have breakfast, please let us know and we will do our best to accommodate you.
- During the winter months the room has an open fire.
- Menus can be provided in large print if required, please let us know.
Garden
- We have a large garden, with lawn, flower beds and vegetable plot.
- Guests are very welcome to enjoy our garden at all times.
- Access to the garden is via the gate at the back of the drive; please ensure you close the gate behind you so that Cassie, our border collie, does not venture out onto the road.
- On entering the garden there is a terrace with table and chairs, where on hot days breakfast can be served. The rest of the garden is down six steps.
- Access to the garden from the house is through the kitchen and down three steps – please ask if you wish to go this way.
Bedrooms
- BEDROOM 1 is to the left at the top of the stairs – door height is 174cm and width 83cm.
- The room has a double bed, wardrobe, chest of drawers, two armchairs, clock alarm, TV with freeview and tea/coffee making facilities.
- The room has an ensuite bathroom with a bath, with shower over, washbasin and toilet.
- It has a fitted short pile carpet on the floor and cushion flooring in the ensuite.
- BEDROOM 2 is as bedroom 1 but with an ensuite shower room.
- Ensuite has ceramic tiled floor.
Additional Information
- We do not permit smoking in the house – you may smoke in the garden, but please dispose of cigarette butts safely.
- On arrival you will be given your room key and a key to the front door. Please lock it after yourselves when you come in.
- We will make up and clean the bedrooms and bathrooms everyday between the hours of 11am and 1pm. If you prefer us not to come into your room during your stay, please hang the ‘Do Not Disturb’ notice on the outside of your door.
- There are interlinked smoke alarms in both rooms and on the landings and hallway – please advise us if you have a hearing impairment that may prevent you from hearing the alarm.
- If the alarm should sound, please vacate the building as quickly as possible – straight down the stairs and out the front door – a torch is provided in each room for use in an emergency should the lights fail.
- Mobile phone reception is quite poor – a land line phone can be made available to you should you need it.
